Job Description

Job Title: Regional Director of Sales
Reports to: Regional Vice President
FLSA Status: Exempt
Location: Remote (with significant travel required)

JOB RESPONSIBILITIES:

The Regional Director of Sales (RDOS) leads the sales strategy and revenue growth efforts across a multi-state portfolio of extended stay hotels, including new hotel openings and transitioning properties. This high-impact role is responsible for generating top-line revenue, identifying new business opportunities, and supporting on-property sales execution in collaboration with hotel General Managers, Area Managers, and Regional Vice President. This role requires a field-based, hands-on approach and a high degree of flexibility, including frequent and sometimes unanticipated travel to hotel locations--particularly in response to underperformance or urgent occupancy concerns.
ESSENTIAL FUNCTIONS:
· Develop and execute comprehensive regional sales strategies aligned with portfolio goals, focusing on occupancy, ADR, and market share growth.
· Manage the end-to-end RFP (Request for Proposal) process, including coordination with internal stakeholders, timely submission of responses, and ensuring proposals align with client needs and company capabilities.
· Serve as the lead sales resource for the assigned region, providing field-based and remote coaching, mentoring, and sales support to General Managers, Area Managers, and the RVP.
· Analyze market trends, demand drivers, competitor positioning, and business mix to identify opportunities for growth and adjust strategy accordingly.
· Prospect, pitch, and close high-value business by conducting in-market visits, cold calling, lead follow-up, networking, and community engagement. Once client relationships are established and stabilized, accounts are transitioned to the Operations team for ongoing management and retention.
· Lead and assist with sales blitzes, site visits, and targeted campaigns for high-priority or at-risk properties, as well as support for new hotel openings and transitioning hotels.
· Serve as the point of escalation for sales lead generation efforts from Sales Lead Tracker (SLT) entries, Lot Drives, and other qualified sources; partner with hotel teams to convert leads into bookings.
· Create and maintain monthly action plans and performance reports outlining targets, activities, and results; report to the Regional Vice President.
· Ensure consistent execution of sales fundamentals, including guest interaction and local account penetration.
· Build relationships with corporate clients, relocation agencies, construction companies, universities, hospitals, and other long-stay customer segments.
· Maintain a consistent physical presence in the region with availability for unanticipated travel to address urgent revenue or market performance concerns.
· Foster a culture of sales accountability and recognition by celebrating wins and reinforcing performance expectations with hotel teams.
· Maintain strict adherence to multi-state business practices, law, and company policy.
· Perform other job-related duties and responsibilities as may be reasonably assigned to support business needs.
PERFORMANCE FACTORS:
· Achieve regional sales and revenue goals through proactive prospecting and property-level support.
· Maintain detailed documentation of all sales activity, performance trends, and coaching interactions.
· Respond swiftly to underperformance issues with clear action plans and on-site intervention.
· Collaborate effectively with leadership across Operations, Revenue Management, and other Sales roles.
· Successfully hand-off established, revenue-generating accounts to hotel operations within defined transition periods.
· Lead with integrity and align with J&P's mission to deliver Affordable, Clean, Safe, and Simple guest experiences.
QUALIFICATIONS:
· 5+ years of sales experience in multi-property hospitality sales or a regional/territory sales role. At least 1 year in a leadership role a plus.
· Proven track record of achieving sales targets and revenue goals in a fast-paced, multi-unit environment.
· Strong leadership and coaching skills; ability to guide property teams toward sales success.
· Excellent interpersonal, written, and verbal communication skills.
· High school diploma or GED required; Bachelor's degree in Business, Hospitality, or related field preferred.
· High-level proficiency in Microsoft Office (Word, Excel, PowerPoint, Outlook, Teams); experience with CRM and PMS systems strongly preferred.
· Ability to work independently, manage competing priorities, and adapt to evolving business needs.

REQUIREMENTS:

· Frequent travel required, up to 70% of the year, including extended stays at hotel locations and unanticipated travel with minimal notice.
· Work schedule may vary based on business needs, including evenings, weekends, and holidays.
· Must possess and maintain a valid driver's license and Real ID-compliant identification.
· Must be able to travel by car and commercial air.
· Must be able to perform the essential functions of the position, with or without reasonable accommodation.
· Prolonged periods of computer use and phone-based communication. Some lifting up to 25 lbs. may be required during travel or events.
· Must maintain a professional appearance and demeanor appropriate for guest and client-facing environments.
· Must be able to successfully complete a criminal background check in accordance with applicable federal, state, and local laws and company policy.
