Building Engineer III (Engineering)



Location: 1 Congress Boston, MA 02109

Reports To: Chief Engineer, Assistant Chief Engineer, or Property Manager

FLSA Status: Non-Exempt

OVERALL PURPOSE OF POSITION

This position provides skilled electrical support for commercial building systems and supervises day porters, maintenance technicians, and maintenance assistants when needed. The Electrician is responsible for maintaining, troubleshooting, and upgrading the building's electrical systems, including switchgear, panels, lighting, fire alarm systems, and low-voltage systems. They may also support general HVAC, plumbing, and mechanical operations as needed. This position responds to service requests, assists with capital projects, and plays a key role in electrical system reliability and efficiency. This individual is considered essential personnel and is required to respond to after-hour emergencies.

ESSENTIAL DUTIES & RESPONSIBILITIES

• Performs preventative maintenance and troubleshooting on electrical equipment and systems

• Installs, maintains, and repairs electrical wiring, receptacles, lighting systems, motors, panels, transformers, and circuit breakers

• Supports maintenance of switchgear, distribution panels, and emergency backup systems

• Participates in fire alarm testing, emergency lighting inspections, and code compliance reviews

• Assists with upgrades and modifications to lighting controls, motor control centers, and building automation interfaces

• Coordinates with Chief Engineer on power shutdowns, lockout/tagout, and service contractor oversight

• Assists with drawing review and inspection during tenant improvement (TI) projects involving electrical scope

• Provides backup support for HVAC systems and other trades as needed

• Performs duties during emergency situations, including loss of power and fire/life safety incidents

• Performs other duties as assigned

ESSENTIAL KNOWLEDGE & SKILLS

• Proficient in interpreting electrical schematics, blueprints, and NEC code requirements

• Strong understanding of three-phase and single-phase systems, load balancing, and grounding

• Familiarity with energy-efficient lighting, occupancy sensors, and lighting control panels

• Basic understanding of HVAC controls and building automation systems (BAS)

• Effective communicator with excellent customer service skills

• Able to work independently and as part of a team, demonstrating leadership when required

• Strong troubleshooting skills and safety awareness

REQUIRED EDUCATION & EXPERIENCE

• High school diploma or GED

• Minimum of five years of commercial electrical experience or equivalent combination of education and experience

• Massachusetts Journeyman Electrician License (Required)

• OSHA 10 Certification or significant OSHA safety training

PHYSICAL DEMANDS

While performing the duties of this job, the employee is regularly required to stand for long periods, climb ladders, stoop, kneel, crouch, and crawl. Must be able to lift and/or move up to 50 pounds. Specific vision abilities include close vision, distance vision, color vision, depth perception, and the ability to adjust focus, particularly when working inside electrical panels and low-light environments. This is a safety-sensitive position.
